Pre-Listing Inspection

This will allow you to make repairs as you see fit, advising prospective buyers accordingly to stay in good faith.

New Construction Inspection

When the builders are finishing up construction on your prospective new home, it’s only a matter of time before the final walkthrough. It’s important to schedule this inspection service before that happens so that we can diagnose potential issues while the builders are still on site—giving you adequate time to negotiate repairs and improvements.

New Construction Phase Inspections

This series of inspections will take place during the construction of a home at several different phases. 11th Month Warranty Inspection

While your new home is still under warranty, usually for one full year, you need to schedule this inspection service. We’ll comprehensively evaluate the home’s condition, reporting on any defects we diagnose so that you can use that information to determine if the cost of repairs will be covered under the builder’s warranty agreement.

Home Maintenance Inspection

To help you keep your home more well-maintained, we’ll be happy to perform this inspection service. We’ll be inspecting most visible and readily accessible areas of the home, paying close attention to see what kind of wear and tear the home has sustained over the previous months. From recommending filter changes to various structural improvements, we’ll provide a complete report of our findings with detailed home maintenance tips. 

Re-inspections

It’s a good idea to schedule a re-inspection of your prospective home in the event that the seller has agreed to some or all of your repair requests. Once those repairs are in place, we can return to the property for you to make sure that the original issues have been resolved as requested. We’ll also investigate the areas around where repairs were made to ensure that no other components were damaged while the work was being performed.

Mold Testing

A moldy home is an unhealthy home, and that’s why we encourage all prospective home-buyers to schedule this inspection service ahead of a final purchase. We’ll assess the readily accessible areas of the home for mold, collecting samples as necessary for testing to ensure that you know what you’re dealing with and what that means for the overall indoor air quality.

Pool / Spa Inspections

This inspection service is a comprehensive evaluation of a pool or spa that is to be included with the purchase of a home. We’ll investigate the condition of the structures themselves and the associated mechanical components, searching for safety and repair issues that a prospective home-buyer will want to discuss with the seller before negotiations have wrapped up.
